Project Overview

One of NILO Construction’s most comprehensive residential projects to date, this was a complete transformation of a detached family home in the heart of Hampstead Garden Suburb.

The brief went far beyond a conventional refurbishment. The property was extensively reconfigured across multiple floors, extended to the rear, structurally altered and completely upgraded internally to create a highly considered contemporary family home while respecting the architectural character of one of London’s most tightly controlled conservation areas. The project required close coordination between the client, architect, structural engineer, interior designer, Building Control, specialist contractors and the Hampstead Garden Suburb Trust.

External alterations and the new rear extension had to satisfy strict requirements relating to the appearance and character of the existing property. New facing brickwork was carefully selected and coordinated to match the original house, with the detailing, brick bond and pointing treated as integral parts of the architectural finish.

Despite the scale, complexity and number of stakeholders involved, NILO Construction completed the project six weeks ahead of the original programme.

Architectural & Structural Transformation

The existing layout was comprehensively reworked to create better circulation, larger family spaces and a much stronger connection between the interior and rear garden.

At ground-floor level, extensive structural alterations created a generous kitchen and dining environment alongside redesigned living, TV/play and utility spaces. A new rear extension was constructed with carefully matched external materials and large areas of glazing, introducing significantly more natural light into the centre of the property. New skylights further enhanced the open-plan areas while maintaining the architectural proportions required by the wider conservation setting.

Structural steelwork, new foundations, drainage alterations, new wall construction and significant internal reconfiguration were coordinated with the structural engineer and Building Control throughout construction. The first floor was reorganised to create improved bedrooms and beautifully detailed bathrooms, while the loft level was comprehensively redesigned around a new principal bedroom suite, en-suite bathroom and dedicated walk-in wardrobe.

Complete Building Services Upgrade

Behind the finished interiors sits an equally extensive technical installation.

The property received a major upgrade to its plumbing, heating and electrical infrastructure, including new pipework, heating distribution, electrical wiring, lighting and controls.

A hot-water recirculation system was incorporated so that heated water continuously circulates through the system, dramatically reducing the waiting time for hot water at outlets throughout the house. The project also incorporated air-conditioning, integrated AV infrastructure, security and alarm systems, and a bespoke motorised television mechanism allowing the TV to move electronically at the touch of a button.

These systems required detailed coordination between first-fix construction, joinery, electrical, plumbing and finishing trades so that the technology remained largely invisible within the completed interior.

Premium Finishes

The ground floor was finished with engineered oak flooring laid in a classic herringbone pattern, creating continuity through the principal living areas. Bathrooms were individually detailed using premium sanitaryware, specialist brassware and carefully selected large-format and feature tiling. Different finishes were used throughout the bathrooms to give each space its own identity rather than repeating one standard specification across the property.

The new kitchen became the centrepiece of the ground floor, integrated into the extended and reconfigured living space with premium stone surfaces, bespoke detailing and carefully coordinated lighting. Throughout the property, walls, ceilings and architectural woodwork were comprehensively prepared and redecorated as part of the final finishing package.

Bespoke Joinery & Interior Detailing

A substantial bespoke joinery package was produced throughout the house. This included purpose-designed storage beneath the staircase, integrated cabinetry around internal Crittall-style doors, reception-room cabinetry, bespoke storage solutions and a dedicated walk-in wardrobe within the principal suite.

The aim throughout was for practical storage to become part of the architecture rather than appear as additional furniture. Internal Crittall-style glazing was introduced to create separation between spaces without compromising light or visual connection. A statement fireplace formed a focal point within the main reception space, complemented by carefully detailed bespoke cabinetry.

Project Management

What makes this project particularly important to NILO Construction is not simply its finished appearance, but the complexity behind its delivery.

The construction programme required continuous coordination between architecture, structural engineering, Building Control, the Hampstead Garden Suburb Trust, specialist suppliers, bespoke joiners and multiple mechanical and electrical trades.

Works continued through a demanding winter programme, including the Christmas and New Year period, without allowing the project to lose momentum. Through detailed programming, procurement planning and day-to-day site management, the completed home was handed over six weeks earlier than originally programmed.

The result is a property that combines the character of Hampstead Garden Suburb with the functionality, technology and finish expected from a modern high-end London home.
